Blackberry Farm by room type, October 2026 to March 2027

10 stays of 2 adults on the hotel’s booking engine, read on 8 October 2026.

Blackberry Farm does not appear in price comparisons. On 11 October 2026 Google Hotels showed no price for any of the 385 nights to 31 October 2027, and no seller. The figures on this page come from the hotel’s own booking engine, read on 8 October 2026 for 2 adults and one room, on 10 stays between 26 October 2026 and 12 March 2027. Each is the «Average Rate» per night of the Traditional rate on a stay of 3 nights. It is a reading of that day, which we did not repeat on 11 October, and the rooms on offer change with what is left.

Across those stays the same room type was priced at one of 2 levels, $100 apart. The King Historic Room, in the Main House, was $1,845 a night from 16 to 19 November and from 20 to 23 December, and $1,745 from 14 to 17 January and 15 to 18 February 2027. The King Estate Room was $2,045 before Christmas and in March, $1,945 in January and February. The 2 cottage suites, Holly Glade and Singing Brook, were $2,545 in October and December, as was Holly Glade alone in March, and $2,445 in January and February; a Hill Cottage was $3,295 or $3,195, a Carriage House Suite $3,395 or $3,295. The lowest figure of all was the Queen Historic Room, $1,445 a night from 20 to 23 December, the only stay on which the engine offered it.

What the date changes is the choice. For 20 to 23 December the engine listed 10 types, from the Queen Historic Room to the 5-bedroom Garden House. For 27 to 30 December 2 were left, the Hill Cottage and the Carriage House Suite; for 1 to 4 December, the Carriage House Suite and one house. For Thanksgiving, 24 to 29 November 2026, a stay of 5 nights, the single offer was the 3-bedroom Farm House at $7,635 a night; 5 times that is $38,175, before service charge and taxes. Houses are priced by the bedroom when the search is for 2 adults: $10,180 a night for 4 bedrooms in late October, 4 times the cottage-suite rate.

The engine prints its own warning: rates do not include applicable taxes and the 20% service charge. The reservation policies give the taxes as 9.75% sales tax and 5% occupancy tax. Take the cheapest stay read, 3 nights in the Queen Historic Room from 20 December: $4,335. If each percentage is applied to the rate alone, together they add 34.75%, or $1,506.41, and the stay comes to $5,841.41, about $1,947 a night. The policies do not say whether the taxes are also charged on the service charge, so ask for the total before the deposit is taken.

What the rate buys is the table as much as the bed. It covers the room, dinner on the day of arrival, then breakfast and lunch in the restaurants at their set hours, the snacks and soft drinks of the pantry, and the activities that need no guide. The policies page ends the meals with breakfast on the day of departure; the sheet for stays shared with Blackberry Mountain says lunch that day. Alcohol, spa services, guided activities and anything from room service or the All-Day Dining menu are charged. A guided hike of one to 2 hours on the property, for example, is $150, or $75 each for 2 or more guests.

3 figures change the sum for particular travellers. A guest alone pays the rate less $100. A child of 4 or more sharing the parents’ room is $250 a night, plus tax and service charge, with meals; a younger child stays free. A pet costs a single fee of $250, billed at departure. The deposit is 2 nights, charged when the reservation is made.

On Google, guests write about what the rate does not cover. One, in August 2025, objected that in-room dining was charged at every meal and that a wine tasting cost $450 a head. A parent writing in December 2025, who had tried to book 5 nights in July, found a Hill Cottage at $3,795 a night, was told it could not take the family’s 3 young children, and was offered a larger cottage at $5,500. In June 2026 another guest called the stay a splurge and left feeling it had all been worth it.

5 things to settle before paying for Blackberry Farm

  • Plan around the 3-night rule

3 nights is the minimum and Friday and Saturday are sold together. Some holidays ask for 4 nights, Thanksgiving for 5.

  • Choose the room type first, then the date

In the stays read on 8 October 2026 the type moved the rate by hundreds of dollars and the date by $100. Early booking leaves more types to choose from.

  • Add the service charge and both taxes

On a cottage suite at $2,545 a night they come to about $884 more, if each is taken on the rate alone.

  • Expect 2 nights to be charged at booking

Event activity fees, where a stay includes an event, are charged when the booking is confirmed.

  • Cancel 30 days ahead to have the deposit back

Less a $100 administration fee. From 29 to 15 days before arrival the deposit moves to new dates within a year; inside 15 days half of it is forfeited and the rest moved.
