Janu Tokyo prices per night: month by month, and the April tax

What are Janu Tokyo prices per night? On Tuesday 2 February 2027 the hotel sells a 55 m² Deluxe Room for 2 at ¥190,150, breakfast, service and tax in. Yahoo! Travel, a seller that names no room, shows ¥161,288.

Janu Tokyo night by night, November 2026 to October 2027

The hotel’s own booking calendar² prints a total for each night, for 2, with service and tax. Most of November is ¥278,700, and December to the 18th is ¥316,650. From Saturday 19 December to 3 January the total runs from ¥414,371 to ¥575,975. Then come the cheap weeks: ¥190,150 to ¥234,425 from Thursday 7 January, with Saturday 6 February at ¥285,025 alone above them. March holds at ¥228,100 to ¥272,375 up to the 19th, and from 20 March to 4 April it doubles, ¥481,100 or more. By 18 April it is ¥253,400, and from 30 May it drops again: 88 of the 120 nights from June to September are ¥190,150. October 2027 returns to ¥285,025 until the 18th, then about ¥380,000.

Google’s seller rows¹ split in 2. On Tuesday 2 February Trip.com, Tripadvisor and Bookhotel.direct sit within ¥30 of the hotel; Yahoo! Travel shows ¥161,288, Rurubu ¥173,144 and Ikyu ¥178,365. On Tuesday 8 December the same 3 Japanese sites show ¥284,625, ¥288,576 and ¥309,925 against the hotel’s ¥316,650. None of them names a room, so nothing shows that they sell the same one. Booking.com and Hotels.com have no row on these nights.

Here is the ¥190,150 as a bill: Tuesday 2 February 2027, Deluxe Room for 2. Rate ¥150,000, breakfast in. Service at 15%⁷, ¥22,500. Consumption tax at 10% on both, ¥17,250. Tokyo’s accommodation tax, ¥200 each, ¥400. Total ¥190,150.

From 1 April 2027⁸ that last line changes, whenever you booked: Tokyo charges 3% of room and service per person⁹, so about ¥5,200 on the same room. The hotel’s calendar still prints ¥190,150 for June, the same total as February: ask whether it holds the new tax. If it still holds the old ¥400, expect about ¥194,900.

A guest in February 2026¹⁰ booked at the last minute in peak season, paid almost double and called it worth it.

5 things to settle before paying

Keep clear of 12 to 16 January if you come for the water
The pool shuts from Tuesday 12 January at 6.30am to Saturday 16 January at noon for legal inspections, and the baths and dressing rooms to the 14th.
Ask how a night from 1 April is totalled
Have the hotel confirm the accommodation tax line on your booking, because the published figure may change.
Ask a cheaper seller 3 things
Which room, whether breakfast for 2 is in, and whether Tokyo’s tax is in the figure or paid at the desk.
Know what Advance Reservation costs you
It needs 2 nights, 60 days’ notice and full payment at booking. Nothing comes back if you cancel or leave early.
Choose king or twin when you book
The Deluxe Room comes both ways, so state yours; a figure with no room name settles neither.

What the entry room is, and what each step costs

The Deluxe Room⁴ is 55 m² with a skyline balcony, a double vanity, a rain shower and a soaking tub. On 13 January the City Room³, 62 m², totals ¥209,125 and the Premier Room, 65 m², ¥215,450. The first suite on price is the 96 m² Junior Suite, ¥316,650, and the Tower View Suite, 105 m², with Tokyo Tower in the window, is ¥500,075. When a seller names no room, ask for this list and find its place on it.
