Amilla Maldives Resort map: where to stay on the island

The Amilla Maldives map puts the Reef villas on the overwater arm to the north-west, the Lagoon villas facing inwards and beach villas, residences and Treetop villas on land. For 2 adults Google showed about $1,050 a night for 16–19 November 2026, taxes and fees included, read on 5 October.

The choice

Snorkellers: a Reef Water Pool Villa, on the overwater arm to the north-west. A family of 4: the Family Water Pool Villa, over the lagoon, or the Two-Bedroom Treetop, inland.

The trade-off

The plan shows the side; the walk and the noise come from guests. One, in June 2022, noted the Sunset water villas’ short bridge and the restaurants close by; another, in the sunset room of villa 207 in spring 2025, a lot of seaplanes arriving and leaving.

Compare the options

The plan helps you choose a setting

From the north-western arm round to the kitchen gardens, with what guests found on the way.

The 23 Reef Water Pool Villas take the outer side of the overwater arm in the north-west of the plan, over the house reef. A guest writing in December 2025 put the reef about 6 m from the water villa, and one writing in December 2023 snorkelled from the villa to the Blue Hole. The Lagoon villas are drawn facing inwards, and another Water group follows the southern stretch. The resort’s snorkelling sheet warns that the current can be strong and changeable close to the reef villas.

On land the plan separates shore from trees. The Beach Pool Villas follow one stretch of beach, the residences line the southern side and the Treetop villas appear further inland. 2 reviews of May 2026 mention rocks on the beach in front of the beach villas. A family of 4 can stay in one villa in the Two-Bedroom Treetop or the Family Water Pool Villa, both for 2 adults and 2 children or 4 adults by the 2026 fact sheet; the Family villa’s own page gives 4 adults and 4 children as separate limits, which is not room for 8.

The legend gives the villas adapted for wheelchair users a symbol of their own. Paths and boardwalks reach many areas of the island, the resort’s 2026 Accessibility & Inclusivity sheet says, and there are resort buggies; there is a tricycle with a rear seat, and a beach wheelchair for soft sand. The restaurants are all at ground level, with ramps. We have no timings for these routes, from a villa to the spa or to dinner: the scale is the island’s own, about 1.5 km by 800 m.

Javvu Spa appears on the plan beside its pavilions and movement spaces; the spa’s page puts it in the jungle, with the Tranquillity Pool on the shore, and gives the hours as 9am to 8pm. Creative Travel Guru filmed the walk into the spa area in June 2021, and SimplyMaldives toured a Sunset Water Pool Villa, a Beach Pool Villa and a Reef Water Pool Villa in 2023: the films are further down this page, each with its date.

The 2026 accessibility sheet names 3 adapted villas: a Lagoon Water Pool Villa, a Reef Water Pool Villa and a Two-Bedroom Beach Pool Villa. Each has step-free or ramp access, an open layout, a bed more than 60 cm high and a washbasin with room for a wheelchair beneath, with lowered mirrors, side-mounted taps and rails in the bathroom. A transfer board and a shower seat are brought on request. The sheet counts 3, so the booking has to ask for one by name.

For the water, the same sheet lists a beach wheelchair and a floating one, and a portable hoist for the main pool and for the pools of the Lagoon and Reef villas. Boats are boarded by a ramp from the marina, and on snorkelling trips a lift at the back of the boat lowers a guest into the sea.

The eastern side of the plan is for games: tennis, bocce and the football pitch. Further north it marks the hydroponic garden and the banana and papaya plantations; 3 reviews of 2022 and 2023 add the hen house, Cluckingham Palace. The clinic, the boutique, the photography studio and the children’s area each have a number of their own. The Emperor Beach Club has the same name on the plan, in the 2026 fact sheet and on the dining page: lunch from 12.30–3.30pm, for 40 guests at most.

By number, the water wins: 10 Water Pool, 9 Lagoon and 23 Reef Water Pool Villas, with 2 Family Water Pool Villas, against 6 one-bedroom Beach Pool, 5 Treetop and 4 two-bedroom Beach Pool Villas on land. With the 6 Four-Bedroom Beach Residences, The Amilla Estate and The Great Beach Residence, the fact sheet’s total is 67. The 2-bedroom villas are the scarce ones: 2, 5 and 4.

From arrival to the villa

The seaplane does not come to the door: the plan marks its landing area apart from the marina, and guests describe a speedboat from where it lands to the island.

  • The marina

The arrival jetty is on the southern side of the plan; the seaplane’s landing area is marked apart from it and from the marina.

  • Overwater villas

Reef villas on the outer side of the overwater arm, to the north-west; Lagoon villas drawn facing inwards; another Water group along the southern stretch. The 2026 fact sheet lists 4 kinds over the water: 23 Reef Water Pool, 9 Lagoon Water Pool, 10 Water Pool and 2 Family Water Pool Villas.

  • Villas on land

The Beach Pool Villas follow one stretch of beach and the residences line the southern shore; the Treetop villas appear inland.

  • The Javvu area

Javvu Spa and the yoga pavilion are numbers 10 and 11 in the plan’s legend.

  • The room sheet

Tennis, bocce and the football pitch are on the eastern side of the 2024 plan; the hydroponic, banana and papaya gardens of the 2026 fact sheet are further north.

Amilla Fushi in Baa Atoll

The pin marks the island in Baa Atoll, where Google places the resort. Hanifaru Bay, where the manta rays gather, is 15 minutes away by the resort’s fact sheet, and Dharavandhoo, the domestic airport, a 10-minute speedboat ride by its travel page.

Resort Map 2024: one document, 2 dates

Amilla’s plan is an illustrated map with a legend of numbers and letters. On 5 October 2026 the Fact Sheets page of the resort’s site linked it under the filename Resort-Map-2024_Updated_LR.pdf. The villa names, counts and sizes on this page are from the newer 2026 fact sheet.

What you can locate

  • The overwater arms of villas, and the shore taken by the Beach Pool Villas and the residences.
  • The marina, the arrival jetty, the seaplane’s landing area, Javvu Spa, the yoga pavilion, the restaurants and the sports courts.
  • Symbols for the residences, the 2-bedroom villas and the adapted villas; numbers for the clinic, the boutique, the photography studio and the children’s area.

Legend and measurements are different information

The island is about 1.5 km long and 800 m wide, 23.5 hectares in all, by the 2026 fact sheet. A 3 km track for walking, running and cycling runs right round it under the trees.

Over the water, the Water Pool Villa has 100 m² indoors and 120 outside; the Lagoon and Reef Water Pool Villas have 130 m² and 90, so between those 2 the choice is the view: the lagoon with the open ocean beyond, or the house reef under the deck. The photograph on the Water Pool Villa’s own page is still labelled Sunset Water Pool Villa, the name guests go on using. The Beach Pool Villa has 220 m² indoors and 250 outdoors. For the one-bedroom Water and Beach villas the fact sheet allows 2 adults and a child or 3 adults, while each villa’s own page stops at 2 adults and a child. With 2 bedrooms, the Treetop has 170 m² indoors and 80 outdoors, the Family Water Pool 180 and 170, the Two-Bedroom Beach Pool 235 and 295. The residences: 630 m² indoors in the Four-Bedroom, 900 in The Amilla Estate and 1,090 in The Great Beach Residence, with 290, 1,650 and 1,310 m² outdoors.

3 questions to separate

Which side of the island, how much room, what it costs: 3 questions, each answered in a different place.

On 5 October 2026 Google Hotels showed 2 sellers for 16–19 November and 2 adults: Priceline at $3,149 for the 3 nights and Agoda at $3,195, taxes and fees included. Neither named the villa, so the price says nothing yet about the side. When a quote comes with a category, find that category on the plan before paying.

  • What guests say of the side they chose

We read the 335 Google reviews of Amilla with a text, written between 27 May 2015 and 9 September 2026; of the 95 guests who write about the location, 94% are happy with it. A review of August 2026 recommends the Reef villa because the water right outside is already a snorkelling spot; a couple who stayed in March 2022 preferred a sunset water villa for its calmer, shallower sea; a family, in a review of February 2026, took a villa among the palm tops and liked the green view and the sounds of nature.

Before choosing a zone

Was the map updated in 2026?

Its filename does not say so: the plan the resort’s site linked on 5 October 2026 is Resort-Map-2024_Updated_LR.pdf. The fact sheet is the 2026 one, so where a villa’s name differs between the 2, book by the fact sheet’s; it is also where the restaurants’ hours are.

Which zone should a family choose?

Count the bedrooms first. For 2 adults and 2 children the 2026 fact sheet has 2 villas with 2 bedrooms: the Treetop, inland, and the Family Water Pool Villa, over the lagoon, which it suggests for families with teenagers. It allows the same party in the one-bedroom Lagoon and Reef villas. A larger family goes to the beach: 4 adults and 2 children in a Two-Bedroom Beach Pool Villa, or a residence on the southern shore.

What does a night cost in the dates read?

Read on 5 October 2026 for 2 adults, the lowest single night that Google’s calendar returned was $1,090 in November and December 2026, $1,525 from January to March 2027, $1,527 in April, $1,497 in May and June, $1,776 in July and $1,569 in August. The calendar does not say whether taxes are in those figures, as they are in the 3-night price above, and none is tied to a side of the island: Google’s listing named no villa.

Where does the seaplane arrive?

At a landing area the plan marks apart from the marina and from the arrival jetty, which is on the southern side; a guest writing in November 2025 was met where the seaplane docked by the resort’s speedboat. The flight from Malé takes approximately 35 minutes, by the resort’s travel page, and is charged apart from the room: $850 per adult and $450 per child return, before taxes and service.

Can the map guide a snorkelling route?

Only as far as telling you where to keep out. Its legend carries current warnings and turtle symbols and marks areas P, Q and R as no-snorkelling zones, and the resort’s snorkelling sheet adds the channel that boats use to reach the marina. The same sheet warns that the current can be strong and changeable close to the reef villas and round the island, ‘not only in areas indicated on the map’, and tells guests to consult ‘the Islanders’ about the day’s sea and weather.

Do the residences have matching pools and occupancies?

No. Each of the 6 Four-Bedroom Beach Residences has an 11-metre pool and takes 8 adults and 2 children by the 2026 fact sheet. The Amilla Estate has 6 bedrooms round a 20-metre pool, for 12 adults and 2 children. The Great Beach Residence has 8 bedrooms and 2 pools, for 16 adults and 4 children. Each residence’s own page words its limits differently, so give the resort your exact party. On the plan they all stand along the southern shore.

Does the map show accessible routes for everyone?

It marks the adapted villas; the routes are in the resort’s 2026 accessibility sheet. Many areas are reached by paths and boardwalks, resort buggies carry guests about the island, and there are a tricycle with a rear seat and a beach wheelchair for the sand. The restaurants are at ground level, with ramps and adaptive cutlery, and at Malé the seaplane lounge is reached by lift. The sheet gives no gradients or widths: it asks guests to put a particular need to reservations before arrival, at reserve@amilla.com.
