Eden Rock prices in St Barths: a night by room and by season, and the 5% tax

No price comparison site will tell you this. Google Hotels showed no price for Eden Rock on any of 385 nights when we read its calendar on 11 October 2026, and no seller. The hotel sells through its own booking engine, in euros, by the stay: 4 nights at least on most dates, 2 on 3 and 4 November 2026, 3 from 29 November to 1 December and 5 on some arrivals, among them the week of 22 November and the second half of March 2027. Each price is per night for 2 on the «Best Available Bed and Breakfast Rate», and every night of a stay cost the same, with one exception given below. On 8 October the engine’s calendar gave the status «close», with no reason, to every date before 18 October 2026, to 20 December 2026–5 January 2027 and to every date after 30 August 2027, and to shorter runs in between, among them 5–8 November and 18–23 February.

Summer is when everything has a price. For 1–5 August 2027, read again on 11 October, 22 rooms were on sale: an Eden Room at €1,700, a Plantation Room at €1,950, a Beach Room at €2,100, a Rock Room at €2,300, the Captains Room and Spencers Room at €2,400, the Rock Suites at €2,500, the Legacy Suites at €2,700 and the Premium Suites at €3,200. Above them came the Signature Suites Jane and Pippa at €3,750, the Heavenly Beach House at €4,700, the Diamond Suites at €5,000, Beach House Frangipani at €7,500 and Villa Nina at €15,000. July cost more: for 1–5 July 2027 the Eden Room was €1,900, the Plantation Room €2,200, the Beach Room €2,300 and Villa Rockstar €25,000. For 1–5 June the cheapest of the 8 rooms offered was a Rock Room at €2,300.

Winter is another matter, and less a price list than a question of what the engine will sell. Of the 14 stays we asked between 22 November 2026 and 14 April 2027, 6 returned no room at all and 5 a single one. For 1–5 March 2027 it was the Captains Room at €4,900, on both readings; the same room was €2,600 for 3–5 November and €2,400 in August. For 15–19 December the lowest was the Legacy Suite Garbo at €4,200, against €2,700 in August. The engine returned only a beach house or a villa for 5 of the stays: Beach House Frangipani at €8,500 a night from 9 November and €11,000 from 2 December, the Heavenly Beach House at €8,500 from 30 January and from 7 February, and Villa Nina at €22,000 from 9 January. The exception to even pricing was 29 November to 2 December, when a Beach Room cost €4,100 for each of the first 2 nights and €3,150 for the third.

The shoulder months sit between the 2. For 18–22 October 2026, the first stay the engine sold, the lowest on 8 October was a Plantation Room at €2,200, with a Beach Room at €2,300 and a Rock Room at €2,450; by 11 October an Eden Room at €1,900 had joined them. For 10–14 April 2027 a Beach Room was €3,150; for 11–15 May a Plantation Room was back at €2,200. The hotel’s own Q&A gives lower starting points than any we met: rooms from €1,400, suites from €2,150, beach houses from €4,200 and villas from €13,000.

Now the arithmetic on the cheapest stay. 4 nights in an Eden Room from 1 August 2027 come to €6,800. The engine labels its prices «Including Taxes & Fees» and itemises none, while the rate’s own text says «A 5% local tax is in addition and billed upon departure», without saying on what amount. Taken on the whole €6,800 it is €340, or €7,140 in all: our arithmetic, and the engine prints no such total. The deposit shown is €2,040, which is 30%, and the balance is charged 45 days before arrival. The same sum for the Captains Room in March: €19,600 for 4 nights, €980 of tax and a deposit of €5,880.

Few of the guests who review Eden Rock on Google write about the room rate; many came for a meal. One reviewer called the place «worth every penny» in May 2026, and another, in March 2026, «expensive but not relatively to other luxury hotels in the BVI». A reviewer of December 2025 gave the breakfast rate as €75, open to people not staying at the hotel, and thought it reasonable for the setting. In April 2024 a lunch guest noted €45 for the lobster salad and €21 for a glass of wine.

The price of a night nearly triples between the bottom of summer and the top of winter, and the room changes with it. In August and October the lowest price buys an Eden Room; in December, March and April the Eden Rooms were not on sale for the stays read and the lowest price was for a suite, the Captains Room or a Beach Room.

The same room moves less than the headline does. A Beach Room was €2,100 in August, €2,300 in July, in October and in early November, and €3,150 in April. The Legacy Suite Garbo was €2,700 in June and August, €3,100 in July and €4,200 in April and in December.
