Four Seasons Bora Bora prices: a night by room in Pacific francs, and the fees inside

Under every room the engine prints one figure, introduced by «From» and labelled «Avg. price per night», and says what is in it: «Includes Mandatory Fees (taxes calculated at checkout)». The mandatory fees are a resort fee of 10% of the room rate and a service charge of 5%, applied to all reservations. A price on this page is therefore the room, breakfast for 2, the shared boat from Bora Bora airport and those 2 fees, before tax. The bill is invoiced in francs; Tahiti.com gives the fixed rate as 119.33 francs to the euro, which makes XPF 173,751 about €1,456.

The lowest night we read was 7 January 2027: XPF 173,751 for a One-Bedroom Beach-View Overwater Bungalow Suite, 199,626 for the Lagoon-View, 216,876 for the Mountain-View and 238,870 for the Premier Mountain-View. For 6 March the same 4 rooms cost XPF 180,651, 194,451, 233,695 and 255,689. The engine’s page for 7 January carries a notice of its own: from 4 January to 24 February 2027 «enhancements» to the infinity pool close Fare Hoa, Tere Nui, the pool and the main beach. The Villa Beach Club is opened to guests in their place, and each room receives a resort credit of €100 a night towards dining and spa.

Autumn sits in the middle. For 30 November 2026 the Beach-View bungalow was XPF 224,288, and for 19 October 238,832. The southern winter was the dear season on these readings: XPF 254,688 for 22 August 2027 and 327,086 for 24 June, a night when the Lagoon-View stood at 361,025 and the Premier Mountain-View at 390,739. Between the lowest night and the highest, the same bungalow moved by XPF 153,335.

2 nights listed no standard bungalow at all. For 31 December 2026 the engine showed a single room, the Beach-View suite with plunge pool, at XPF 487,775. For 19 May 2027 the least expensive room it showed was the Otemanu suite with plunge pool at XPF 829,092, ahead of the 2-bedroom Herenui at 883,466 and of villas from 1,139,121. Google’s calendar, read on 1 October 2026 in dollars, had those 2 nights at $5,214 and $8,622, the second being the highest of the year it showed. A very high figure in a price calendar can be the cheapest room still listed for that night.

Google Hotels gives the same year in dollars: the lowest figure it held for each night, for 2 adults, on 1 October 2026. It names no room and does not say whether taxes are inside, so it is a reading and never a rate you can book. The lowest night of each month was $2,545 for 19 October 2026, $2,243 for 30 November, $2,339 for 1 December, $1,809 for 7 January 2027, $1,810 for 20 February, $1,882 for 6 March, $2,213 for 20 April and again for 1 May, $2,670 for 24 June, $2,651 for 28 July and $2,669 for 22 August. The median night ran from $1,811 in January to $3,562 in October 2026, and stayed between $3,063 and $3,180 from May to August 2027.

What checkout adds is the least clear part, because the engine names no tax rate. The one schedule the resort prints is in its terms for groups of 10 rooms or more: 5% VAT, regional taxes of 3.5% and 1.4% and a city tax of XPF 200 a person a night, beside a 5.65% service charge and a 10.99% resort fee, which by our arithmetic are the engine’s 5% and 10% with VAT of 13% and 9.9% added. No page we read says an individual booking is taxed on that group schedule, so what follows is our illustration and rests on 2 assumptions; the resort’s bill may differ. If the engine’s figure is the room rate plus 15%, XPF 173,751 for 7 January is a room rate of about XPF 151,088. If the group schedule applied to it, it would put 26.54% on that rate, about XPF 40,099, and XPF 400 of city tax for 2: about XPF 191,590 in all. The sum is ours. The engine printed no total on the page we read; above the rooms it carries an «All-in price» option, which our reading did not use.

Guests who write about the bill mostly write about what comes after the room. One, in March 2024, with breakfast in the room charge, put a meal for 2 at $100 to $150 «even when sharing dishes», drinking only water. Another, in May 2026, called the resort «crazy expensive..but worth it» and gave the room as almost $3,000 a night; a third, in December 2024, as more than $2,300. In January 2026 a guest who spent 5 nights in a bungalow with a plunge pool found it no dearer than Hawaii or Cabo, and gave $1,100 as the price of 4 hours on a private snorkelling boat.

6 of the 8 nights open with the same room, so the column reads as one bungalow across the year: lowest in January and March, 29% and 37% above January for the nights of November and October, and highest in late June. The last 2 rows are other rooms, which is why they stand so far above the rest.
