Park Hyatt Tokyo prices: what the figure holds, and April’s tax

Park Hyatt Tokyo prices fall by more than half after New Year: the hotel’s 1 King Bed, City View costs ¥122,346 for 2 on Sunday 31 January 2027, against ¥298,434 on Tuesday 17 November 2026, service and tax in. A reseller that names no room shows ¥115,672.

Park Hyatt Tokyo night by night, November 2026 to September 2027

Google’s lowest line¹ has 2 dear stretches. From Friday 18 to Thursday 31 December it never drops below ¥244,600, and New Year’s Eve reaches ¥360,752. From Friday 19 March to Saturday 10 April it stays between ¥274,000 and ¥362,672. June to September then settle between about ¥129,000 and ¥166,000, summer being far kinder here than the autumn.

Now one night from every seller. On Sunday 31 January the hotel’s own listing² shows the 1 King Bed, City View, the 1 King Bed with no city view and the 2 Twin Beds, City View at the same ¥122,346, and Booking.com matches it for its King Room with City View. Hotels.com and Expedia show ¥121,944. They sit ¥400 below Booking.com on all 4 nights here that list both, and ¥400 is Tokyo’s accommodation tax for 2. None of these shows free cancellation. The hotel’s same room with free cancellation until 27 January costs ¥152,200, and ¥167,380 with breakfast. Traveluro’s ¥115,672, or ¥116,609 with taxes and fees, names no room and no cancellation term.

Here is that Sunday as a bill, 1 King Bed, City View, for 2. Room ¥96,400. Service at 15%³ ¥14,460. Consumption tax at 10% on both ¥11,086. Tokyo’s accommodation tax, ¥200 each, ¥400. Total ¥122,346.

That last line changes. From 1 April 2027⁴ Tokyo charges 3% of room and service¹³ in place of ¥200 a head, whenever you booked. On a night like Saturday 3 April, room and service come to about ¥338,000, so the line moves from ¥400 to about ¥10,000. Booking.com’s ¥372,688 still sits ¥400 above Hotels.com’s ¥372,288 that night, so ask for the total with the new tax before you compare April nights.

A guest in February 2026¹² who had paid ¥900,000 in advance, for 3 nights too many, was refused a refund at check-in. Another, in May 2026, paid $1,300 a night for a base room and came away disappointed.

Compare the room with and without a view
On some nights the 2 cost the same. When they do, the view is free, so check both before you choose.
Ask if the low rate can be refunded
Get the answer in writing, along with the last day to cancel, before any money moves.
Ask where the accommodation tax gets paid
With Hotels.com or Expedia, ask whether it sits inside your total or waits for you at the desk.
Get breakfast onto the confirmation
It varies with the reservation and with your World of Hyatt benefits, so a rate that holds it says so.

Reopening	Hyatt announced the reopening on 9 December 2025, after 19 months of works. Every night on this page has a price.
Standard cancellation	A no-show, or cancelling on the day or the day before, costs 100% of the basic charge. Extra charges can apply on specific dates, and your rate’s own terms come first.
Check-in and check-out	3pm and noon.
Extra beds	None in the City View room. Elsewhere they depend on the room type, and some rooms offer a day bed.
Pool closure	Thursday 10 December 2026, for maintenance. The gym stays open.

What the entry room is

The entry room is the 1 King Bed⁶: 45 m² on floors 43 and 44, with a view the building blocks, so no city. The 1 King Bed, City View⁵ has the same 45 m², sits on floors 48 to 50 and has the skyline. On 31 January the hotel prices the 1 King Bed for 3 guests at ¥132,704. When a seller names no room, ask which of these its figure buys.

What does a night at Park Hyatt Tokyo cost?

From Google’s lowest line, for 2, service and tax in: ¥147,464 on Thursday 10 December 2026, ¥131,328 on Wednesday 13 January 2027 and ¥130,288 on Tuesday 27 July 2027.

Is the service charge included?

Yes, in the hotel’s figure and on every row that shows taxes and fees. The terms³ set it at 15%, with consumption tax charged on top of it.

Does the hotel cost more than Booking.com?

On 17 November, 8 December and 31 January the 2 show the same figure.

Which seller was cheapest, and is it the same room?

Trip.com on 17 November and 3 April, Traveluro on 8 December and 31 January. Neither names a room, so nothing ties them to the hotel’s.

How dear is November?

With free cancellation the City View costs ¥314,120 on 17 November. The month ends lower: Monday 30 November starts at ¥148,264.
