Faena suits couples planning evenings around live music in The Living Room, with the lowest seller on Google offering a night from $679 for 2 adults in July 2027. For evenings in that lounge with children, I would choose another address.

Like a regular

The gilded skeleton of a mammoth inside a glass and brass case, among the palms of the garden.
  1. The room to request

I would ask for the Premier Oceanfront Room: its furnished balcony faces the ocean, with a sitting area inside and a Carrara marble bathroom, across 727 square feet.

  2. The July price window

For 11–13 July 2027, individual nights range from $679 to $712 in the calendar read on 13 October 2026. Its highest night is 12 December 2026, at $8,540.

  3. Shoes for The Living Room

Pack evening shoes for The Living Room: trainers, open-toed flat shoes and shorts are excluded by its dress code. After 5pm, entry is for guests aged 21 or over, and laptops are not permitted.

What Faena is

The building was the Saxony, one of the first luxury resorts on Miami Beach. It reopened as Faena Hotel Miami Beach in late 2015, with the film director Baz Luhrmann and the Oscar-winning designer Catherine Martin as creative consultants, according to the Forbes Travel Guide, which gives it 5 stars and counts 21 room categories among 179 rooms. You enter through a hall of gold-leafed columns and murals, and at the far end of the garden a gilded mammoth skeleton by Damien Hirst stands in a glass case before the sand.

In the 500 most recent Google reviews with text, from July 2023 to October 2026, the same things return: staff at the door, on the beach and in the butler team who use a guest’s name by the second day, the Obsession show, Los Fuegos, and a spa whose hammam, sauna and ice parlour come with the room. Of the 71 who describe their room, 70% are pleased with it: they write of the space, the bed, the balcony and the red-and-turquoise decor, which dates from the 2015 reopening.

It is a hotel to choose knowing what it costs and how to dress. The rate comes with the $65 nightly resort fee and the valet at $68 plus tax and service; at breakfast, in 2025, guests write of a $20 glass of orange juice and an $8 coffee, and those who drive in for dinner report paying the valet $65 to $85 for an hour or 2. At the door of the lounge and the bars the dress code is applied to the letter, shoes included: it is worth reading before going down.

Two Lumi

Lumina Guide 2027

Exceptional: two of our three readings say so.

Faena is the old Saxony on Mid-Beach, reopened in 2015 in red velvet and gold leaf, where the beach, Francis Mallmann’s fire-cooked dinner and the cabaret sit under one roof.

The 5 things that matter, as guests tell them

What do Faena Miami Beach’s guests say? They write it in their reviews, even those who only came for a drink or dinner: we read every one and tell the 5 things that matter, from the location to the bill.

  1. Location

9 in 10 guests who mention it are happy with it. The beach lies at the end of the garden and the ocean shows from the rooms: guests write of a stretch of Miami Beach quieter than South Beach.

  2. Room

7 in 10 guests who mention it are happy with it. Guests write of the space, the bed, the balcony and the red-and-turquoise decor created for the 2015 reopening.

  3. Staff and service

7 in 10 guests who mention it are happy with it. Many guests remember by name the doormen, the beach attendants, the butlers and the house-car driver, and write of the spa and the shows.

  4. Breakfast

6 in 10 guests who mention it are happy with it. Breakfast is at Veranda, beside the pool, or in the room: guests write of the cooking and of breakfast served in the room.

  5. Price

The service and the setting are what earn the rate, say the guests pleased with what they paid.

The scores come from 500 Google reviews with text, left from 21 July 2023 to 7 October 2026. The other hotels are the ones weighed for a stay in Miami Beach: for each we read its latest 500 Google reviews with text, or all of them where there are fewer, as of 8 October 2026. The score is the average of what they say, from 0 if they speak of it very badly to 10 if they speak of it very well. Where only a few mention something, the score stays close to the guide’s average: a handful of voices does not make a reputation.

The hotels we weigh it against in Miami Beach:

  • The Setai
  • Fontainebleau Miami Beach
  • 1 Hotel South Beach

What a night costs, season by season

For 9 October 2026, Google showed, for one night, $1,064 from its lowest seller and $1,374 from the hotel’s own listing, read on 8 October 2026. I would compare the July run with a complete stay before choosing dates.

Los Fuegos by Francis Mallmann cooks over open wood fires: breakfast from 7am, lunch from noon, dinner from 6:30pm, and its dress code rules out shorts, sandals and beachwear. On Sundays from noon to 4pm the asado is $129 a head for 3 courses, before tax and service.

  • Parking is valet only: ‘$68 ++’ per vehicle a night on the policy page, which means tax and service on top; the official pages publish no self-parking, and visitors in spring 2026 report paying $85 for a couple of hours.

  • The restaurants and bars enforce their dress codes at the door: Los Fuegos and Pao refuse shorts, open-toe sandals and beachwear, and The Living Room adds trainers, hoodies, caps and laptops after 5pm.

  • A deposit of one night with tax is taken at booking and is lost if you cancel within 7 days of arrival; leave 2 or more nights early and half the remaining room balance is charged. Guests must be 18 to book.

Check-in

In August 2026 a couple staying 2 nights praised their room over the beach, the food and the spa, in what they call a lively hotel in a quieter part of Miami Beach. Their one criticism: a long wait to check in, with a single desk and receptionist on duty.

The dress code at the bar

Also in August 2026 a visitor writing in French gave one star: the family had a reservation at the bar and was stopped at the door because the daughter’s shoes did not pass. The review grants the luxury of the decor and calls the welcome arrogant.

Questions before you book

What people ask before booking Faena Hotel Miami Beach, answered from sources read on 8 October 2026.

What kind of hotel is Faena Hotel Miami Beach?

A 5-star oceanfront hotel of 179 rooms at 3201 Collins Avenue, in Mid-Beach, the anchor of the Faena District: the stretch of Collins between 32nd and 36th Street that the Argentine hotelier Alan Faena rebuilt with a hotel, the Faena Forum arts hall, a bazaar and the smaller Casa Faena, as the district page describes it.

It occupies the former Saxony Hotel and opened in late 2015. The Forbes Travel Guide rates it 5 stars, the MICHELIN Guide gives it 2 Keys, and Condé Nast Traveler’s readers voted it the best hotel in Miami for a fourth year running in 2026, according to Faena’s own journal.

It opened in December 2015, according to Faena’s own journal, read on 15 October 2026; the hotel gives no year for the Saxony building. Some travel sites still print 169 rooms; MICHELIN and Forbes both count 179.

What are the rooms and suites like?

The official list has 21 types: 4 rooms from 43 to 68 m², 6 junior suites from 59 to 120 m² and 11 suites from 86 m² to the 2-storey Faena Penthouse of 1,348 m², with up to 5 bedrooms. They look either west over Biscayne Bay and downtown Miami or east over the Atlantic, and nearly every type has a balcony.

The style is red, turquoise and gold, with custom wood furniture; every type lists a smart television, TOTO toilet, Wi-Fi and evening turndown, and suites add butler service. Several types connect, and 7 of the 21 also come in mobility- or hearing-accessible versions, each with its own page.

Where is it, and is the area quiet?

On the ocean side of Collins Avenue at 32nd Street, in Mid-Beach, between the Atlantic and Indian Creek. South Beach begins to the south: Lincoln Road is 2.7 km away, 36 minutes on foot or 5 by car, and the Art Deco Welcome Center on Ocean Drive 3.3 km, 6 minutes by car, on routes calculated with OpenStreetMap.

Google describes Mid-Beach as a shore of luxury condominium towers and Miami Modern hotels. The hotel makes its own noise: live music nightly from 8pm, a theatre and a bar that closes at 3am at weekends. Guests like the neighbourhood: 89% of the 73 recent Google reviews that mention the location are positive.

How do you get there from the airports?

By car. From Miami International Airport the route is 22.6 km and takes about 28 minutes without traffic; from Fort Lauderdale–Hollywood it is 41.6 km and about 38 minutes; from Brightline’s MiamiCentral station 13.3 km and about 15 minutes. These are routes calculated on OpenStreetMap’s roads; Miami’s traffic can add a good deal.

The official pages publish no airport transfer or fare. Google Hotels lists an airport shuttle and a private car service, both at extra charge; the house car included in the resort fee runs around Miami Beach, when it is free.

Is there parking?

Valet only, for all vehicles: the hotel policy page prints ‘$68 ++’ per vehicle for overnight parking, that is $68 plus tax and service. No self-parking and no charging for electric cars are published.

Visitors pay by the visit, and no official page prints that rate: in Google reviews people who drove in for lunch, the beach or the show report $65 in 2025 and $85 in March and April 2026, for stays of 30 minutes to 2 hours. The offer for Florida and Georgia residents, from May to September 2026, included valet for one vehicle.

Is the hotel on the beach, and are sunbeds included?

Yes: the garden ends on the sand of Miami Beach, where the hotel sets out its red-and-white umbrellas over what it measures as 100,000 sq ft, about 9,290 m². For hotel guests the chaise longues, umbrellas and towels are included in the resort fee, and beach butlers serve from 10:30am to 5pm, says the pool and beach page.

Visitors use it too: those who are not staying can rent a Faena chaise longue for $150 from Monday to Thursday and $250 from Friday to Sunday, or a daybed with 2 chaise longues for $500, first come, first served.

From the reviews: a guest in October 2025 notes that the water stays waist-deep a long way out.

What is the pool like?

One outdoor pool in the garden between the hotel and the beach, lined with palms, red-and-white umbrellas and cabanas that can be reserved; butlers bring fruit-infused water and snacks, according to the official page. The Forbes Travel Guide notes that the pool is for hotel guests only.

The official pages give no dimensions. Google Hotels and Booking.com both list a hot tub, which the hotel’s text does not describe; the aerial photograph on the same page shows a round whirlpool with steps beside the pool, and a guest in July 2026 writes of hot and cold whirlpools.

Is the pool heated, and when is it open?

Pool service runs from 8am to 7:30pm and food and drinks from noon to 6:30pm, all year, on the pool and beach page; the page for private events gives shorter hours, 8am to 5:30pm. No official page says whether the water is heated or gives a temperature.

Where can you eat and drink, and until when?

4 restaurants, 3 bars and a theatre, on the official dining page. Los Fuegos by Francis Mallmann, Argentine cooking over open fire: breakfast 7am to 11am, lunch noon to 4pm, dinner 6:30pm to 10:30pm, 11pm on Fridays and Saturdays. Pao by Paul Qui, modern Asian under a gold dome: Tuesday to Saturday from 6:30pm. El Secreto, a 6-seat omakase counter: Thursday to Saturday at 6:30pm and 9pm.

Veranda, the fourth restaurant, serves breakfast by the pool; Tree of Life and Sun Bar, in the garden, open from 11am to 9pm and to midnight from Thursday to Saturday; The Living Room opens at 6pm, noon from Thursday to Saturday, until midnight or 2am; Saxony Bar, Thursday to Saturday, 10pm to 3am. Faena Theater serves dinner with its shows.

On the Los Fuegos menu a wood-oven empanada opens dinner and the prime ribeye with domino potatoes is $112; the Sunday asado is a set $129. The MICHELIN Guide lists both Los Fuegos and Pao.

Is breakfast included, and are there meal plans?

Breakfast is extra on standard rates. The ‘Stay with Breakfast’ rate adds a daily $100 credit for 2 at Veranda, with no change or cancellation fees, and the advance-purchase rate has a version with the same credit. There is no half board, full board or all-inclusive plan on the official pages.

À la carte at Los Fuegos, the Faena breakfast of eggs, bacon and potatoes costs $29, the pancakes $29 and a pastry basket $26, before tax and service.

What is the spa like?

Tierra Santa Healing House takes 22,000 sq ft, about 2,044 m², on the third floor, facing the ocean. Its Thermal Sanctuary is a circuit: a waterfall shower, a hammam with a heated hexagonal stone of Amazonite, a herbal steam room scented with eucalyptus, a wet scrub room, a sauna in obeche and hemlock, a marble ice parlour for 2 and a tepidarium with heated stone beds.

Beside it are treatment rooms and private oceanfront spa suites with a soaking tub and balcony, a nail studio, the Rossano Ferretti hair salon and a gym with Technogym machines. The treatments draw on South American healing traditions, with the house’s own muds, scrubs and oils.

Is spa access included, and can outside guests use it?

For hotel guests, yes: access to the spa’s wet areas and to the gym is part of the $65 resort fee, and the spa menu says guests may use the Thermal Sanctuary free of charge by reservation, subject to availability. Guests aged 16 to 18 may have selected services with an adult.

Visitors can book treatments, and arrive an hour early to use the Thermal Sanctuary beforehand; the gym is open to guests of Faena, of Casa Faena and of the day spa. No day pass for the thermal circuit alone is published, and the 8am yoga class, at $35, takes non-residents.

What are the spa hours, and do you need to book?

The spa opens from 9am to 9pm, the salon from 10am to 6pm and the gym from 6am to 9pm, on the Tierra Santa page. Treatments and the thermal circuit need a reservation; the spa asks you to arrive 60 minutes early and charges the full price for a treatment cancelled less than 24 hours ahead.
