Banyan Tree Mayakoba suits couples who want room to linger outdoors, with Google showing a one-night reference for 2 adults from MXN11,267 in the run of 5–7 September 2027. For evenings spent walking between town restaurants, I would choose somewhere closer to Playa del Carmen’s centre.

Like a regular

The lit lobby reflected in the water
  1. Sleep above the lagoon

I would ask for the Lagoon & Sunset Rooftop Pool Villa: 185 m² over 2 levels, with the bedroom below and an outdoor staircase to the heated rooftop plunge pool and shaded lounge.

  2. The July week to check

    Google’s calendar, read on 17 October 2026, showed one-night references of MXN12,635 for 2 adults throughout 8–14 July 2027; the highest reference, 24 December 2026, was MXN137,344.

  3. Keeping the villa longer

Late check-out depends on availability and carries a charge: from noon to 6pm, 50% of that day’s Best Available Rate; from 6pm, 100% of the same rate. I would arrange it before planning the last afternoon.

  4. Cycle the nature trail

Borrow a complimentary bicycle for the 3-mile Nature Trail: it winds through mangroves and lagoons, with rest areas and bird-watching towers where you can stop before carrying on towards the beach or a restaurant.

What Banyan Tree Mayakoba is

The lobby is reflected in water; beyond it lie Mayakoba’s canals and mangroves. A day can stay close to the villa: a swim, coffee on the terrace, lunch brought to the room. The beach makes a different day, with shared pools and Sands’ tables facing the sea. Bicycles are complimentary, and the boat tour leaves from the lobby waterways.

The room sets the pace. For a couple who likes being outside, I would choose the Lagoon & Sunset Rooftop Pool Villa: sleep above freshwater, then go upstairs to swim. A beachfront suite brings the sea to the terrace. Family Residences put 2 or 3 bedrooms over 3 floors, with a rooftop pool and a kitchen or kitchenette for meals at home.

Keep an evening for Saffron, where Thai cooking comes to decks stretched over the lagoon. Other nights bring Tomahawk’s grill, Italian food at Cello or Nikkei dishes at Suna, which stays open until 1am. Oriente serves breakfast until 11am; Sands faces the sea. Tables and the Ixchel dining boat can be reserved through the resort’s dining service.

The phased renovation completed in Banyan Group’s announcement of 1 May 2026 brought wood, ceramics, pale stone and woven textures into the villas. The spa gives another reason to linger: garden pavilions, the Rainforest circuit and temazcal. I would budget for the water circuit alongside a massage; it has its own price in the spa menu.

The scores come from 35 Google reviews with text, left from 4 May 2026 to 16 October 2026. 35 reviews with text published from 1 May to 16 October 2026. The window starts on the date of Banyan Group’s announcement about the phased renewal; the dates refer to review publication. The other hotels are the ones weighed for a stay on the Riviera Maya: for each we read its latest 500 Google reviews with text, or all of them where there are fewer, as of 17 October 2026. The score is the average of what they say, from 0 if they speak of it very badly to 10 if they speak of it very well. Where only a few mention something, the score stays close to the guide’s average: a handful of voices does not make a reputation.

The hotels we weigh it against on the Riviera Maya:

Price: for two on the night of 5 September 2027, from 11,267 pesos (seen on Google Hotels on 17 October 2026).

The calendar read on 17 October 2026 showed one-night references of MXN25,209–30,239 for 2 adults from 29 April to 31 May 2027, with lower figures in summer. I would check 5–7 September 2027, when one-night references ranged from MXN11,267 to MXN11,629.

The separate high on 24 December 2026 was MXN137,344; 25 December 2026–2 January 2027 had no price. The lone low on 10 September 2027 was MXN8,862. Booked as 7 nights from 16 November 2026, the lowest seller Google listed that day asked MXN16,350 a night.

Banyan Tree or Grand Velas

I would choose Banyan Tree for time outdoors by the villa and lagoon, or Grand Velas Riviera Maya for Zen Grand among the trees. From Zen Grand at Grand Velas, the complimentary beach shuttle runs 24 hours a day, with a stated journey of 2–3 minutes.
