It suits a couple on a honeymoon or an anniversary, or a family taking a villa, who mean to spend the days inside it, between the spa, the river and dinner in a bamboo cocoon at Kubu. For evenings out in Ubud it suits less: the centre is 15 minutes away by car.

Our verdict

A woman carries offerings on her head across the resort’s rice terraces, a thatched barn above

A Balinese village built down the side of the Ayung valley, where the day is spent between the river, the paddy and the villa’s own pool, with a butler who arranges the rest.

Mandapa opened in Kedewatan, on the western edge of Ubud, and marked its 10th year in January 2026. Its 35 suites and 25 private pool villas, designed by Jeffrey Wilkes, step down the valley to the Ayung, round rice terraces of its own, with a temple of its own where a priest holds water blessings. The MICHELIN Guide gives it Three Keys.

People choose it for the villas and for being looked after. The 1-bedroom villas measure 430 m², the Ubud Pool Villa with a 30 m² pool; the Riverfront Pool Villas look through the forest towards the river; The Mandapa River Estate, reopened in January 2026, sleeps 9 round a 172 m² pool. The Patih, the butler, comes up in 95 of the latest 500 Google reviews; many also describe dinner at Kubu, served in 9 bamboo cocoons on the riverbank.

Ubud is close and still outside the gate: the palace and the market are 15 minutes away by car, says the hotel’s fact sheet. On Google Hotels, read on 16 October 2026, a night for 2 with the 21% of service and tax included cost IDR 22,411,264 on 13 December 2026, the cheapest night in the calendar, and IDR 24,199,168 on most nights from March to June 2027. The hotel sets 21 as the minimum age to check in.

How we choose the hotels

Our reading, point by point

What we found reading the hotel’s own pages, one thing at a time.

  1. Location

On the Ayung River at Kedewatan, on the western edge of Ubud: the centre 15 minutes away by car, the airport 35 km.

  2. Character

A Balinese village of 60 suites and villas round rice terraces and a temple, with a Patih for every suite and villa.

  3. Rooms

Suites of 100 and 145 m²; villas of 430 m² with their own pools, up to The Mandapa River Estate, 2,000 m² for 9.

  4. Food and social life

Kubu’s cocoons on the river, Sawah Terrace for Indonesian cooking and Balinese dance, Ambar for cocktails and jazz at sunset.

  5. Wellness

A riverside spa with 5 treatment rooms, a vitality pool over the Ayung, healers and blessings; free yoga at sunrise and sunset.

  6. The stay as a whole

Google Hotels, read on 16 October 2026: IDR 22,411,264 a night for 2 on 13 December 2026, the cheapest in the calendar, and IDR 24,199,168 on most nights from March to June 2027, service and tax included.

The 5 things that matter, as guests tell them

What do Mandapa’s guests say? They write it in their reviews, even those who only came for a drink or dinner: we read every one and tell the 5 things that matter, from the location to the bill.

  1. Location

9 in 10 guests who mention it are happy with it. Guests write of the Ayung running below the resort, the rice terraces inside the grounds and the jungle all round, with the centre of Ubud about 15 minutes away by car; 5 guests, between August 2024 and August 2026, describe the way in down a narrow alley off a busy road, and one of them, in December 2024, found it hard to find.

  2. Room

Nearly every guest who mentions it is happy with it. Guests write of space even in the suites, and of private pools and outdoor showers; one guest, in June 2026, describes a river villa with an entrance of its own and an intercom for anyone bringing a service.

  3. Staff and service

9 in 10 guests who mention it are happy with it. More than anything else guests name their Patih, the butler each suite and villa has: the surprises for birthdays and honeymoons, answers on WhatsApp and the buggy that takes them everywhere; one guest, in January 2026, had breakfast packed for early excursions.

  4. Breakfast

9 in 10 guests who mention it are happy with it. Breakfast is a buffet with dishes cooked to order; one guest, in March 2026, remembers the local duck eggs and 3 kinds of local honey, another, in December 2025, a floating breakfast in the villa’s pool.

  5. Price

6 in 10 guests who mention the price find it fair. Guests who write about the bill find it high: between 2023 and 2026, 6 add that it is worth it and 2 advise taking a villa; one compares it with an Aman, 2 find the spa dear.

The scores come from 500 Google reviews with text, left from 30 May 2023 to 14 October 2026. The other hotels are the ones weighed for a stay in Ubud: for each we read its latest 500 Google reviews with text, or all of them where there are fewer, as of 16 October 2026. The score is the average of what they say, from 0 if they speak of it very badly to 10 if they speak of it very well. Where only a few mention something, the score stays close to the guide’s average: a handful of voices does not make a reputation.

The hotels we weigh it against in Ubud:

  • Amandari
  • Four Seasons Resort Bali at Sayan
  • Capella Ubud
  • COMO Shambhala Estate
  • HOSHINOYA Bali
