  1. The room with the tub

I would ask for the Superior King Tub, whose bathroom has a deep soaking tub as well as a rain shower. 4 guests who wrote between November 2017 and March 2026 single out the bath.

  2. The weeks that cost less

Consider 1 January to 31 March 2027: nights for 2 adults, before tax, ran from $1,374 to $1,375 on Google, read 13 October 2026. The dearest week, 10–16 November 2026, ran from $1,674 to $1,695.

  3. Paid on top of the stay

A 20% gratuity is added automatically to each spa service, and a treatment cancelled less than 24 hours ahead is charged in full. Dogs and cats of any size stay with no extra fee, with a waiver signed at check-in.

  4. The hotel’s house car

The Courtyard King, Superior King and Superior King Tub rooms come with the house car for short trips within downtown New York, on availability; I would ask for it at check-in.

What The Greenwich Hotel is

The hotel was built from the ground up on a Tribeca corner and opened in April 2008; its owners include Robert De Niro, who grew up nearby, and the hoteliers Ira Drukier and Richard Born, according to Condé Nast Traveler. There are 88 rooms according to the MICHELIN Guide and Forbes; Condé Nast Traveler counts 73, plus 11 suites and 3 penthouses. MICHELIN gives it one Key.

Rooms run from the 27 m² Courtyard King to the 260 m² TriBeCa Penthouse, with Savoir beds and Moroccan-tiled bathrooms; the minibar, soft drinks and phone calls are included. On the ground floor the fireside Drawing Room, the courtyard and the Colonnade are kept for guests; on the corner is Locanda Verde, Andrew Carmellini’s trattoria. Below, the Shibui spa keeps its heated pool under the beams of a 250-year-old Japanese farmhouse.

On Google the hotel scores 4.7 out of 5 from 437 reviews, on Tripadvisor 4.7 from 715, on Booking 9.2 out of 10 from 59. The price is a theme that returns in the reviews; the Drawing Room and its bar are kept for guests staying in the hotel.

We read the 226 Google reviews with text, from 2013 to September 2026: 93% of those who mention the location are happy, 86% of those who mention the rooms and 91% of those who mention the service; guests who find the price justified name the beds, showers and staff’s attention.

  3. Rooms

27 to 260 m², each one different, Savoir beds, tiled bathrooms; the Courtyard Kings, at 27 m², are the smallest.

  4. Food and social life

Locanda Verde from 7am; for guests the Drawing Room all day and, in season, the courtyard until 10pm.

  5. Wellness

Shibui: a heated pool, 5 treatment rooms, onsen rituals from $430; a gym.

  6. The stay as a whole

From $1,366 a night in winter, $1,675 in spring, before tax; no destination fee.

The 5 things that matter, as guests tell them

What do The Greenwich Hotel’s guests say? They write it in their reviews, even those who only came for a drink or dinner: we read every one and tell the 5 things that matter, from the location to the bill.

  1. Location

9 in 10 guests who mention it are happy with it. Guests write of a quiet Tribeca, the Hudson a short walk away, the restaurants all around and the World Trade Center within walking distance.

  2. Room

9 in 10 guests who mention it are happy with it. Each one different, with the feel of an apartment: guests write of beds they sleep well in and of showers with strong pressure.

  3. Staff and service

9 in 10 guests who mention it are happy with it. Guests describe a warm welcome, from the doormen and the front desk to the Drawing Room, and staff who know them by name.

  4. Breakfast

The scores come from 226 Google reviews with text, left from 22 October 2013 to 24 September 2026. The other hotels are the ones weighed for a stay in Tribeca and SoHo: for each we read its latest 500 Google reviews with text, or all of them where there are fewer, as of 5 October 2026. The score is the average of what they say, from 0 if they speak of it very badly to 10 if they speak of it very well. Where only a few mention something, the score stays close to the guide’s average: a handful of voices does not make a reputation.

Does The Greenwich charge a destination fee?

No: for 12 November the hotel’s link gave $1,695 and a total of $1,948.51, that is the price plus 14.75% and $3.50 of tax. The minibar snacks and soft drinks and phone calls are included.

Can non-guests use the pool at The Greenwich?

Only with a treatment at the Shibui spa, and for one hour at most: the hotel says non-hotel guests may use the spa and pool for no more than an hour. Vogue writes instead that an appointment brings a full day at the pool. Hotel guests use it freely.

How much is a massage at Shibui Spa?

On the 2024 menu massages start at $265 for 60 minutes, $380 for 90; the bespoke massage is $430 for 90 minutes, the onsen rituals $430 for 105 minutes, the signature facial $385 to $770. A 20% gratuity is added.

Is breakfast included?

No. Locanda Verde serves it from 7 to 11am on weekdays and until 10am at weekends; guests can also take it in the Drawing Room or the courtyard.

What is Locanda Verde?

Andrew Carmellini’s trattoria on the hotel’s corner, open since 2009: breakfast, lunch, brunch and dinner, with sheep’s-milk ricotta crostini and the garlic chicken to share. Everything on Locanda Verde.

Is the Drawing Room open to everyone?

No: the Drawing Room, the courtyard and the Colonnade are kept for hotel guests, open all day; visitors eat and drink at Locanda Verde.

Does The Greenwich Hotel allow pets?

Yes, dogs and cats. BringFido says 2 pets of any size at no charge, and Google’s card says free; Booking warns a charge may apply. The hotel provides a bed, bowls and treats.

Is it good for children?

Yes, with some rules: the pool is open to children from 4 between 7 and 10am, and under-16s must be accompanied; they may not use the gym. The room pages offer an extra bed or a cot on request; Booking says none are available.

How far are the airports and the subway?

Where can you park?

The hotel publishes no parking service; Locanda Verde points to the Icon garage at 374 Greenwich Street, directly opposite.

Are the courtyard rooms noisy?

Some can be: a travel consultancy warns that the noise of breakfast and happy hour rises from the courtyard, and suggests a street-facing room for late sleepers. In Google reviews guests talk rather of quiet.

What time are check-in and check-out?

Check-in starts at 4pm, check-out is at noon; according to Booking you must be 21.

Can you hold a wedding or a private event at The Greenwich?

The hotel publishes no wedding or event rooms; Travel Weekly lists a single meeting room. Locanda Verde’s private room holds 60 seated and 90 standing, with its own bar; prices come through the restaurant’s enquiry form. The Drawing Room and courtyard stay reserved for guests.

What happens on New Year’s Eve at The Greenwich?

Locanda Verde publishes a 4-course New Year’s Eve prix fixe at $160 a person; the page gives no year, so it is the latest menu out.

Is The Greenwich open all year?

Yes: it has no seasonal closure, and Google Hotels has prices up to August 2027.

Is it better to book direct?

The hotel’s site and the portals asked almost the same for 12 November, $1,695; the lowest was Mr & Mrs Smith, $1,478. The hotel belongs to The Leading Hotels of the World, so Leaders Club members can book through it.
