Like a regular

A woman holding a yoga pose on the timber deck of the pavilion facing the ocean, between 2 macramé curtains.
  1. The villa to request

For reef access I would ask for the Reef Pool Water Villa: 93 m², a private pool and a terrace at the reef edge, with direct access to the coral gardens.

  2. April at one price

In the reading of 12 October 2026, the week of 1–7 April 2027 showed $442 for each night searched separately for 2 adults. The calendar’s dearest priced night was 29 December 2026, at $980.

  3. Budget for the boat

The shared airport speedboat costs $140 per adult return and $70 per child aged 2–11, outside the room rate. Allow for a wait while other guests clear the airport.

  4. Choose the drinks menu

On all-inclusive, drinks run from 11am to 11pm within each venue’s opening hours, from a dedicated menu. Anything ordered outside that menu is charged in full, so I would check it before choosing.

What Kodhipparu is

Grand Park Kodhipparu has an island of North Malé Atoll to itself, 20 minutes by speedboat from Velana airport. It belongs to Park Hotel Group, has 120 beach and overwater villas designed by Hirsch Bedner Associates, and turned 9 in 2026; 65 of the villas have a private pool.

The reason to choose it is the reef. The Reef Pool Water Villas sit right on its edge, and guests who take them describe stepping down from the deck among rays, turtles and whitetip sharks; in the evening FireDoor serves dinner above the same reef, on a glass floor. Of the 205 Google reviews that discuss the location, 90% are positive.

The bill is worth reading before you book. The shared speedboat costs $140 an adult return, rates carry a 10% service charge, 17% GST and a $12 Green Tax per person per night, and on half board even the water at dinner is charged. The guests who write best of the bill either booked all-inclusive or set the prices beside those of neighbouring resorts and found them lower.

How we choose the hotels

Our reading, point by point

  3. Rooms

78 to 93 m², the Grand Residence 210; a private pool in 65 villas and glass floor panels in some.

  4. Food and social life

3 restaurants and a wine cellar, FireDoor on glass above the reef; drinks are extra even on half board.

  5. Wellness

An overwater spa with 7 rooms, saunas in the gym, free yoga twice a day; prices plus 27%.

  6. The stay as a whole

Google, read on 12 October 2026: nights for 2 from $419 in the 8–10 November run; $980 on 29 December. Speedboat, drinks and activities extra.

What makes it rare

A badge is an experience travellers look for, that is really here and that few hotels in the guide have.

What the badges are

The 5 things that matter, as guests tell them

What do Kodhipparu’s guests say? They write it in their reviews, even those who only came for a drink or dinner: we read every one and tell the 5 things that matter, from the location to the bill.

  1. Location

9 in 10 guests who mention it are happy with it. Guests describe the 20 minutes by speedboat from the airport, with no seaplane, the clear water and the reef in front of the villas, where they swim among rays and whitetip sharks.

  2. Room

8 in 10 guests who mention it are happy with it. Of the villas, guests describe the private pool, the ladder down to the reef and the fish they watch from the deck, with a view of the open sea or the lagoon.

  3. Staff and service

8 in 10 guests who mention it are happy with it. Guests name the hosts who look after each stay on WhatsApp, the marine biologist who leads the snorkelling on the reef and the surprises laid on for honeymoons and birthdays.

  4. Breakfast

8 in 10 guests who mention it are happy with it. Breakfast is the buffet at The Edge, on the lagoon: guests describe its range, from Middle Eastern dishes to Asian ones, and the stations where food is cooked to order.

  5. Price

The guests content with the bill either booked all-inclusive or set the prices beside those of neighbouring resorts and found them lower.

The scores come from 500 Google reviews with text, left from 25 August 2021 to 29 September 2026. The other hotels are the ones weighed for a stay near Malé: for each we read its latest 500 Google reviews with text, or all of them where there are fewer, as of 7 October 2026. The score is the average of what they say, from 0 if they speak of it very badly to 10 if they speak of it very well. Where only a few mention something, the score stays close to the guide’s average: a handful of voices does not make a reputation.

The hotels we weigh it against near Malé:

FireDoor, dinner above the reef

The signature restaurant stands on a jetty over the reef: meat and fish cooked over fire and on the Josper grill, an open kitchen, and glass panels in the floor that show the water below. The dress code is smart casual; the other 2 restaurants are The Edge, with its buffet, and Breeze by the pool.

The Little Explorers Kids Club

The children’s club runs from 7am to 9pm with games and activities every day, and babysitting can be booked for children aged 3 to 12. A family in July 2026 found it free, and their daughter spent her days decorating cupcakes and painting.

Good to know before you book

  • The speedboat is compulsory and arranged only by the resort: $140 an adult and $70 a child aged 2 to 11 return on the shared boat, or $1,000 for a private boat for up to 6 people. Neither is included in the rate.

  • Rates carry a 10% service charge, 17% GST and a $12 Green Tax per person per night. On half and full board, drinks, water included, are charged as you go.

  • The overwater villas do not all face the sunset, and among the Reef Pool Water Villas, the closest to the reef, some have it and some do not. Ask for it when booking: the resort says a preferred location can be requested, though not guaranteed.

  • For 31 December, Booking.com lists a compulsory gala dinner supplement of $350 an adult, taxes included, and $175 a child; the resort’s own 2026 festive programme does not mention it.

  • Between July 2025 and January 2026, 5 Google reviews describe villas and furnishings showing their age: sun-worn wood on the decks and walkways, rooms that would benefit from a light renovation. The resort turns 9 in 2026.

  • Between February 2025 and January 2026, 3 Google reviews describe waits of 15 to 30 minutes when calling a golf cart.

Questions before you go

What people ask before booking Grand Park Kodhipparu, answered from sources read between 3 and 7 October 2026.

What kind of resort is Grand Park Kodhipparu?

A 5-star resort, as Google Hotels and Expedia class it, on an island of North Malé Atoll with nothing else on it. It belongs to Park Hotel Group and, according to its villas page, has 120 villas on the beach, over the lagoon and facing the ocean, 65 of them with a private pool, designed by Hirsch Bedner Associates.

In 2026, the resort writes in a post on its World Travel Awards nominations, it turned 9; it is nominated as the Maldives’ leading boutique resort, and its reef was recognised at the Travel + Leisure Luxury Awards Asia Pacific 2026. It has been Green Globe certified for 7 years, the last 3 at Gold level.

Which villas are there, and how big are they?

6 types, on the official villas page. Over the water: the Lagoon Water Villa and Ocean Water Villa at 80 m², without a pool, and the Pool Water Villa and Reef Pool Water Villa at 93 m², with a private pool. On the beach there is only the Beach Pool Villa, 78 m², with a pool. The Grand Residence, at the end of the jetty, has 2 bedrooms across 210 m².

All have a king bed and a sofa bed, a bathtub, air conditioning and a deck; the first 5 sleep up to 3 adults and a child, the Grand Residence up to 6 guests. The resort does not publish how many villas there are of each type. One official photograph of the Ocean Water Villa shows a pool its listing does not mention.

Where is it, and is the island quiet?

In North Malé Atoll, about 20 minutes by speedboat from Velana airport, the FAQ says; Tripadvisor puts it 10.8 miles from the airport. The nearest resort is Hilton Amingiri, about 1.4 km away on Google’s coordinates.

It is a small, calm island: 3 restaurants, the Beach Club and music at Breeze, both of which close at 11pm. Leaving it means taking the resort’s speedboat, which is charged: anyone after lively evenings or a different island each day will be happier elsewhere.

How do you get there from Malé, and what does the speedboat cost?

Only by speedboat, about 20 minutes from Velana airport, on the resort’s own service: the official FAQ rules out third-party transfers and says no seaplane or domestic flight is needed. The shared boat costs $140 an adult and $70 a child aged 2 to 11 return, free under 2; the private boat $1,000 return for up to 6 people.

Booking.com gives the private boat as $1,000 a person instead. Neither is in the rate, and for stays by 31 October 2026 booked from 1 September the resort includes the shared boat for guests booking breakfast for 3 nights or more. If your flight lands late, write to the resort’s reservations team.

Can you drive there or park?

No: Grand Park Kodhipparu is an island reached only by the resort’s speedboat, the FAQ says, with no roads or car parks. You get around on foot, by bicycle, free according to a guest in January 2026, or by golf cart called to your villa; no source, the Google Hotels listing included, describes any parking.

How do you get into the sea?

From the beach you wade into the shallow lagoon towards the coral gardens, the official site says, and every overwater villa has its own steps into the lagoon, the reef or the ocean. The FAQ asks guests to check the tide times and warns that there are no lifeguards.

Depth varies from villa to villa: in June 2026 a guest had more than 1.7 metres of water beneath theirs even at low tide, and suggests the lower-numbered villas for shallow water.

Is there a house reef you can swim to?

Yes, and you need no boat. According to the FAQ, it is home to eagle rays, whitetip reef sharks, parrotfish, batfish, titan triggerfish, lionfish and turtles; the Reef Pool Water Villas are closest to its edge, and masks and fins are lent free for the whole stay.

The resident marine biologist, who arrived in May 2026 according to the reef newsletter, leads a morning snorkel open to non-swimmers with a float board and a dive for certified divers along the outer edge, where in July she saw a grey reef shark.

What are the pools like?

A 45-metre shared infinity pool beside Breeze, facing the ocean, with a jacuzzi built in and a children’s section, according to the facilities page. Then the private pools of 65 villas: the Beach Pool Villa, the Pool Water Villa, the Reef Pool Water Villa and the Grand Residence, whose pool is an infinity one.

Several guests describe the floating breakfast served in the villa pool, which the resort offers from $99 a couple plus tax.

Is the pool heated, and when is it open?

The shared pool is open from 7am to 7pm, with towels provided, according to the facilities page. No official source mentions heating or a water temperature: the air in the Maldives is 25 to 30°C all year, the resort says. The villa pools have no hours.

Where do you eat, and until when?

3 restaurants, on the dining page: The Edge, over the lagoon, for breakfast, lunch and dinner, with international and Asian food and live cooking stations; Breeze, by the pool, from 10am to 11pm, with Asian and Mediterranean dishes, burgers, pasta and salads; and FireDoor, over the water, for dinner, with meat and seafood from the Josper grill and a glass floor above the reef.

There is also a wine cellar with tasting and pairing menus, and private dining runs from $99 to $530 a couple plus tax, booked 24 hours ahead. Expedia and Google Hotels list room service round the clock. At FireDoor guests remember the glass floor and the fish and sharks passing beneath the tables.

Which meal plans are there, and what do they include?

Breakfast, half board, full board and all-inclusive, according to the FAQ. Breakfast is always the buffet at The Edge. Half board adds dinner at your choice of The Edge, Breeze or FireDoor, full board lunch as well at The Edge or Breeze; on both, drinks, water included, are charged as consumed.

All-inclusive adds alcoholic and soft drinks from 11am to 11pm in every outlet, chosen from a dedicated menu, and the minibar refilled every 2 days; anything off that menu is charged in full. Several guests recommend it, and one in December 2025 calls it excellent.

What is the spa like?

It is over the water, according to the official site and the spa menu: 7 treatment rooms facing the lagoon, a beauty salon for nails, hair and threading, and an overwater relaxation room with tea and healthy snacks. It uses Phytomer and [comfort zone] products, and its page lists an award every year from 2018 to 2025.

The facilities page puts the saunas in the Beach Club gym, and the shared pool has a jacuzzi. No official source mentions a steam room, and the resort does not give the spa’s size.

Is the spa included or paid, and can outside guests use it?

Treatments are paid, plus a 10% service charge and 17% tax, according to the spa menu; group yoga at sunrise and sunset is free. The menu marks several 80-minute treatments as applicable to the all-inclusive plan, without saying how far.

No official page publishes a day pass for people not staying on the island, which is reached only by the resort’s speedboat; guests who book directly on the website get 15% off à la carte treatments.

What are the spa’s hours?

The spa page gives treatments from 9am to 9pm and yoga from 6am to 7pm; the spa menu says 10am to 9pm instead, with the last treatment at 8pm. You book by dialling 191 from your villa, ideally the day before; cancelling with less than 4 hours’ notice costs 50%, and a no-show the full price.

Which treatments are there, and at what prices?

From the spa menu, prices plus service and tax: Balinese, Thai, deep tissue and the Kodhipparu fusion massage at $120 for 50 minutes and $165 for 80; Ayurvedic rituals at $175 to $185; journeys of 110 to 140 minutes at $185 to $225; facials from $120.

For 2 there is Couple’s Delight at $210 for 50 minutes and $270 for 80, and the 110-minute Couple Sensation with a champagne bath at $340. An in-villa massage is $145 for 50 minutes, and a children’s menu starts at $75.

Is it good for children?

Yes. The Little Explorers Kids Club is open from 7am to 9pm, with no age range on the site, babysitting can be booked for children aged 3 to 12, and there is a children’s menu and a children’s section of the pool, according to the facilities page; the Beach Pool Villa is pitched at families, and the Grand Residence takes 2 children.

The villa pages list cribs and rollaway beds, with a charge for extra children and adults, but the resort publishes neither those prices nor a minimum check-in age (read on 15 October 2026). On the speedboat, children aged 2 to 11 pay $70.

What else is on the island?

The Beach Club, open from 7am to 11pm, with an air-conditioned gym and saunas, a games room, a library curated by Ultimate Library and the yoga deck; the dive and water sports centre, from 8am to 7pm; a photo studio with a free 15-minute shoot; a boutique; and a doctor on call round the clock, according to the facilities page.

Staff speak English, Chinese, Arabic, French and Russian, and the resort describes itself as wheelchair accessible. Guests also mention a mosque, a plant nursery and the bicycles. The dive centre’s instructors are SSI-certified, according to the resort’s watersports page and facilities page, read on 15 October 2026.

What offers are there?

On the offers page, read on 3 October 2026: 60% off booking 60 days ahead, from $420; 25% off booking 21 days ahead, from $400; 15% off stays within 21 days, from $460; 30% off from 4 nights, from $420. All include breakfast; the «from» figures are for 2 a night, before service, GST and Green Tax.

Can you get married at Grand Park Kodhipparu?

Yes, with a symbolic ceremony: the weddings page notes that weddings for tourists in the Maldives are not legally binding. The ceremony brochure has 3 packages, at $2,000, $2,600 and $3,100 plus tax, with a traditional Maldivian ceremony, Bodu Beru drummers, a cake and a pergola on the sand; flowers and photography are quoted separately.

For honeymoons, Booking.com says that a marriage certificate under 6 months old brings wine and a decorated bed from 4 nights, and a couple’s treatment from 7 nights. The resort publishes no capacities for events.

Is there a New Year’s Eve dinner?

Yes. The 2026 festive programme has dinner at The Edge from 7pm to 10.30pm on 31 December, a 6-course champagne tasting menu at FireDoor with a supplement of $55 an adult and $25 a child, and from 10pm to 1am the Midnight in White party at Breeze, with a DJ, the countdown and fireworks over the lagoon, dressed in white.

Booking.com, by contrast, lists a compulsory gala dinner supplement of $350 an adult, taxes included, and $175 a child, free up to 3; the official programme does not name it. On 30 December Google Hotels showed no price.

Is there golf?

No: no official page mentions golf, nor the tennis that the Google Hotels listing names. The activities are the reef, diving, kayaks, paddleboards, windsurfing, jet skis, catamarans, parasailing and boat trips for dolphins and the sunset, according to the experiences page.

When is it open, and when is the best season?

All year: the official pages announce no closures, and on Google Hotels, on 6 October 2026, 116 of the 117 nights to 31 January 2027 had a price; only 30 December did not, which does not mean the resort was closed.

The FAQ gives the dry season as November to April and the wet season as May to October, with brief showers; a guest in September 2026 who arrived in the rain writes that it rained little and briefly.

How much is a night?

Google Hotels, read on 6 October 2026, for 2 adults and one night, taxes and fees included: $397 on 7 October 2026, $546 on 21 October, $455 on 10 November, $564 on 29 November, $506 on 15 December, $712 on 24 December, $980 on 29 December and $597 on 15 January 2027.

In the 500 most recent Google reviews with text, the location pleases 90% of those who mention it, the villas and the service 77%. The praise goes to the reef in front of the villas, the private pool, the hosts who look after each stay on WhatsApp and the marine biologist. Extras are added to the rate, from the speedboat to drinks on half board, with a 10% service charge and 17% GST.

Which taxes and charges are added?

The terms of the official offers add a 10% service charge, 17% GST and a $12 Green Tax per person per night to every rate, the tax being paid on site according to Booking.com. The spa menu and the private dinners add service and tax, marked «++».

The speedboat, drinks on half and full board, activities and excursions are all extra. Guests recall $6 for water at dinner and $25 for a pair of flip-flops; a honeymoon couple in January 2026 reckon on 25% tax on extras.

What are the check-in and check-out times?

Check-in from 2pm and check-out by noon, according to the FAQ. Guests who book directly on the website get early check-in from noon and late check-out until 3pm, subject to availability; on arrival you show the card used for the booking, which the offers’ terms say must belong to one of the guests, and Expedia takes arrivals until midnight.
