Overwater villas in the Maldives: which one to book

An overwater villa in the Maldives can measure 64 m² or 555 m², and its price follows it up to more than $5,000 a night for 2. If the villa is the point of the trip, choose Soneva Jani, with a slide into the lagoon, or Cheval Blanc Randheli, with a 12.5-metre pool facing the ocean; if you want a reef to swim to and no seaplane, choose Huvafen Fushi, or Adaaran Prestige Vadoo with everything included and the capital in view. Gili Lankanfushi and Anantara Veli sit in between, 30 minutes by boat from Malé; Sun Siyam Olhuveli is the cheapest resort of the 7, with water villas of 64 m² on a busy island.

Soneva Jani

For couples and families who want the villa to be the holiday: the most space over the water in this list, a pool, a slide and a roof that opens to the stars.

The trade-off

The lagoon is sandy and shallow and the reef means a boat; with the seaplane the bill is the second highest here.

Why choose it

The 1 Bedroom Water Reserve with Slide measures 555 m² and sleeps 2 adults and 2 children; its bedroom roof slides back at the touch of a button, and the deck has a freshwater pool, a sunken dining area and nets over the water. The overwater villas go up to 1,421 m² with 4 bedrooms. Beneath them is a lagoon of sand and seagrass: in a reply on Tripadvisor the resort says the reef is a free morning boat ride away. For 16 to 19 November 2026 Booking.com asked $3,187 a night for this villa, taxes included. The shared seaplane takes 40 minutes and costs $1,300 per adult return in 2026, and the resort adds 29.92% in taxes and service to its own rates, plus $12 per person per night (your journey).

Cheval Blanc Randheli

For couples who want a French maison’s service and a 12.5-metre pool on their own deck, facing the open ocean.

The trade-off

It is the dearest here by a distance, and the house reef is modest: the best snorkelling is round the spa island, by boat.

Why choose it

The 1-Bedroom Water Villa measures 220 m², with overwater decks, an outdoor lounge, a dining table and a 12.5-metre private infinity pool. The maison flies guests on its own seaplane, 40 minutes from Malé, or by domestic flight to Maafaru and 25 minutes by speedboat (presentation); the fare is not published. The Luxury Travel Expert found only a few fish off the main island’s villas, the best reef being the spa island’s. For 16 to 19 November 2026 the resort’s own site showed $5,301 a night for 2 on Google, with no villa named.

Gili Lankanfushi

For couples who want a large, barefoot villa over the water half an hour from the airport, and the option of a residence in the lagoon reached only by boat.

The trade-off

The entry Villa Suite has no private pool, and part of the house reef was bleached in 2024.

Why choose it

The Villa Suite measures 210 m² in all, and the island’s FAQ describes Villa Suites over the water and Crusoe Residences standing alone in the lagoon, reached only by boat; the speedboat from the airport takes 30 minutes. The house reef runs out to a 15-metre drop-off, with small sharks, turtles and rays; the 2024 bleaching hit part of it, the resort’s marine biologists wrote. For 16 to 19 November 2026 the resort’s site asked $1,858 a night for 2 in a Villa Suite with breakfast, and $2,696 for 11 to 14 January 2027, taxes included.

Huvafen Fushi

For couples who want a pool over the water and a reef they can swim to, with no seaplane.

The trade-off

A small island built for couples, with 17% GST and 10% service on every bill.

Why choose it

The Lagoon Bungalow with Pool measures 130 m², faces the sunrise and has a freshwater plunge pool with direct access to the lagoon. The house reef rings the island about 25 metres from shore, snorkel sets are free, and the speedboat from the airport takes 30 minutes (useful information). For 16 to 19 November 2026 the resort’s site showed $1,950 a night for 2 in this bungalow, on an early-booking rate with half board, taxes included; extras carry 17% GST and 10% service (useful information).

Anantara Veli Maldives Resort

For couples over 18 who want a water villa 30 minutes by boat from the airport, at under $1,000 a night outside the winter peak.

The trade-off

The entry Over Water Villa has no private pool, and the reef outings start with a boat.

Why choose it

Veli takes guests from 18 (Booking.com). Its villas start with the Over Water Villa, 66 m² for up to 3 adults, with a deck and steps into the lagoon; a private pool comes with the Over Water Pool Villa, 111 m², and the Deluxe, 130 m². The shared speedboat takes about 30 minutes (contact) and cost $354 a person return on Booking.com. Google showed $938 a night for 2 on 29 November 2026 and $1,446 on 8 January 2027, with no villa named.

Adaaran Prestige Vadoo

For couples who want a water villa with a pool and everything included, 15 minutes by speedboat from Malé.

The trade-off

A small island close to the capital, which stays in view, and a reef along a channel whose current needs respect.

Why choose it

Vadoo is an adults-only island sold on its Premium All Inclusive plan (Adaaran Prestige Vadoo). The Sunset Water Villas measure 95 m², each with a private pool and a Jacuzzi; the Honeymoon Villas 110 m². The shared speedboat is free and takes 15 minutes (transfers). The house reef runs along a channel on the east side that drops to 35 metres, with a current the dive centre asks guests to check every day. For 16 to 19 November 2026 the resort’s site asked $1,346 a night for 2 all-inclusive, and Agoda $1,534 for a Sunset Water Villa.

Sun Siyam Olhuveli

For families and groups who want a water villa at the lowest price here, on a big resort with a kids’ club and plenty of restaurants.

The trade-off

The cheapest water villa is the smallest of this list, and the resort is large and busy.

Why choose it

The Water Villa measures 64 m² and sleeps 3 adults, or 2 adults and a child. The fact sheet lists 21 of them, then 32 Deluxe Water Villas of 82 m², 52 Grand Water Villas of 100 m² off Dream Island and 28 Grand Water Villas with Pool of 112 m². According to the same sheet the resort has a house reef and is 45 minutes by speedboat from Malé; the shared boat costs $260 per adult return from 21 May 2026 (getting here). Google showed $437 a night for 2 on 16 November 2026 and $462 on 11 January 2027 for the resort’s cheapest room, a Beach Pavilion on the resort’s own site; a water villa costs more.

What decides an overwater villa

We read each villa’s own page, the transfer pages and the prices Google showed for 2 adults in early October 2026. Size, pool, the water beneath and the journey decide the stay.

Size and pool. The entry water villa measures 64 m² at Sun Siyam Olhuveli, 66 m² at Anantara Veli, 95 m² at Vadoo, 130 m² at Huvafen Fushi, 210 m² at Gili Lankanfushi, 220 m² at Cheval Blanc and 555 m² at Soneva Jani. Huvafen, Cheval Blanc and Soneva Jani put a private pool on the entry villa, and Vadoo on all its water villas but one; at Veli, Gili and Olhuveli the pool costs a category more.
What lies under the deck. A lagoon of sand is calm and shallow, and the fish are elsewhere: at Soneva Jani the reef is a boat ride away. At Huvafen Fushi it rings the island 25 metres from shore; at Vadoo it follows a channel with currents; at Cheval Blanc the good reef is round the spa island.
The journey. Speedboat islands are close to Malé and cost less to reach: 15 minutes and free at Vadoo, 30 minutes to Gili, Huvafen and Veli, 45 to Olhuveli. Soneva Jani and Cheval Blanc are 40 minutes by seaplane, and Soneva Jani’s shared flight costs $1,300 per adult return in 2026 (your journey).

Taxes, sides of the sun and the sea

What a water villa’s rate does not say.

Expect a resort’s own rate to leave out tax and service. Soneva Jani adds 29.92%: a 10% service charge, a 2% carbon-offset tax and 17% GST, with a green tax of $12 per person per night on top (your journey); at Huvafen Fushi a 17% GST and a 10% service charge apply to all bills (useful information). The prices on this page are Google’s, which include them.

Choose which way the villa faces. At Huvafen Fushi the Lagoon Bungalow faces the sunrise; at Vadoo the Sunset Water Villas face west; Soneva Jani builds its water villas facing sunrise or sunset (villa). Sunset suits drinks on the deck, sunrise early swims.

Seaplanes fly in daylight. For Soneva Jani your international flight must land in Malé by 3.30pm, otherwise the resort arranges a night in Malé and the first seaplane at 9am (your journey). By speedboat the hour matters less: Anantara Veli’s shared boat runs 24 hours a day (Booking.com).

Yes, if you will use the water: steps from the deck, a pool, a reef within reach. If your days are for the beach, a beach villa often gives more space for the money: at Huvafen Fushi the Lagoon Bungalow over the water measures 130 m², the Deluxe Beach Bungalow 196 m² with 2 plunge pools.

Can you snorkel from an overwater villa?

It depends on what is underneath. At Soneva Jani the villas stand over sand and the reef is a boat away (Tripadvisor); at Huvafen Fushi you step into the lagoon from the bungalow and the reef starts 25 metres from shore (useful information); at Gili Lankanfushi the house reef runs to a 15-metre drop-off (snorkelling).

Are overwater villas suitable for children?

Some are. Soneva Jani’s Water Reserve sleeps 2 adults and 2 children (villa) and Olhuveli’s Water Villa 2 adults and a child (Water Villa); Vadoo and Anantara Veli take adults only (Adaaran Prestige Vadoo, Booking.com). Over the water children need watching at every step and at low tide.
